Denver, one of the best cities for borrowers

by Roberts Johnson and Rachel Diedrich, Real Estate B

Did you know that some cities are better than others for borrowers?  It's true!  Cities with lower delinquency rates and foreclosures are given better rates and terns than less desireable markets!

Most cities on this list have increasing home values!

Here are the top 10 cities for borrowers ranked by Forbes.

1. Kansas City, Mo.
2. Houston
3. Dallas
4. Virginia Beach, Va.
5. San Antonio, Texas
6. Boston
7. Pittsburgh
8. Denver
9. Seattle
10. Portland, Ore.

What does this mean for buyers and sellers?  I think it is good news for all!  No one wants to buy in a market that is going down the tubes!  Buyers get better mortgage rates and sellers might actually see some appreciation on their properties!

Time is running out for Homebuyer Tax Credits

by Roberts Johnson and Rachel Diedrich, Real Estate B

But, it is not too late!  As long as you are under contract on the home you buy before the end of April and close before the end of June you WILL qualify for the first time and existing homebuyer tax credits.

It is important to act fast and make sure you get your inspection and appraisal issues ironed out before the end of April.  If your deal happens to fall through, you will miss out on the tax credit!

Always use an experienced Realtor who is familiar with the ins-and-outs of negotiations.  Roberts Johnson with Cool Denver Homes is one of the Best!  Contact him at 303-525-7599 or Roberts@CoolDenverHomes.com.

by Roberts Johnson and Rachel Diedrich, Real Estate B

If you aren't familair with the Berkeley neighborhood, it certainly deserves a visit!  Located by Berkeley Park which includes a rec center and off-leash dog park in addition to a beautiful park setting, and the Tennyson shopping district you are literally a hop-skip-and-a-jump away from shopping, restaurants, art, and entertainment!  A quick trip (car, bike, busride) from downtown and easy access to I-25 and I-70.

The neighborhood features an eclectic variety of homes with something for everyone.  Take for example 4416 Xavier Street currently listed for $234.500.  A classic bungalow, it retains it's old-world charm with the original wood floors and woodwork but has been nicely updated with a modern kitchen, updated bath, 2 car garage, large covered patio, pella windows, and a brand new roof!  The virtual tour can be viewed at:  http://www.obeo.com/Public/Viewer/Default.aspx?ID=573278  or Contact Rachel at 720-237-5571 for more information.

The Berkeley neighborhood is very walkable with a walk-score of 83.  What does this mean?  You can walk to public transit, Sunflower Market, Coffee shops, bars, restaurants, movie theaters, schools, the library, parks, bookstores, fitness, hardware, clothing boutiques and more!

Overall, Berkeley is an affordable neighborhood, located close to the city and transportation choices, within walking distance of many local businesses.  For a personal tour of the area, email Rachel:  Rachel@CoolDenverHomes.com
