Northwest Denver

Northwest Denver, bounded by I-25 to the east and 6th Street to the south, offers a wide array of housing, including condos, single-family homes, townhouses, cottages, and the Victorian mansions of the Stonemen’s Row Historic District. The area is also home to Denver’s 76,125-seat Sports Authority at Mile High Stadium (home to the Denver Broncos) as well as the West 28th Avenue Historic District and spacious Jefferson Park.

Neighborhoods

The northwest section of Denver is made up of a collection of distinct neighborhoods, each with its own history, cultural mixture and unique living spaces. Below are just a few of the most popular places to find Northwest Denver real estate:

  • Berkeley – Denver’s Berkeley neighborhood is located just west of I-25 and just south of I-70. The area is noted for its two recreational lakes and plentiful green spaces. Berkeley’s Tennyson Avenue shopping district is home to a collection of art galleries and boutiques as well as a monthly Art Walk. Real estate here includes cottage-style homes, modern condo complexes and historic brick, multi-family dwellings.
  • Chaffee Park – Chaffee Park, bounded by I-70 to the south and Federal Boulevard to the west, is a small, urban community of around 3,800 residents. Most of the housing stock here consists of single-family homes built shortly after World War II. Landmarks in Chaffee Park include Zuni Park, home to numerous free summer concerts.
  • Highland – One of the fastest-growing neighborhoods in Denver, Highland sits directly northwest from downtown. Housing in this northwest Denver real estate market runs the gamut from restored, historic, 19th century single-family homes to modern, high-rise condos to converted warehouses and lofts. Highland is currently one of the most sought-after areas to live in Denver. Highland is noted for its diverse collection of ethnic restaurants.
  • Jefferson Park – Located across I-25 from downtown, the Jefferson Park neighborhood sits on a bluff overlooking the city. The neighborhood, named for the park of the same name, has experienced a resurgence in the last decade, with new money being invested in green spaces, trees and streetlamps. Housing here ranges from late 19th century, single-family homes to mid-20th century apartment buildings transformed into condos. Jefferson Park is becoming one of the “hot” neighborhoods in Denver, in part because of its close proximity to downtown.
  • Regis – Sandwiched between Regis University and Willis Case Golf Course, Denver’s Regis neighborhood features a mixture of students, families and older residents. Housing here consists of mostly single-family homes, many of which are older homes, built just after World War II.
  • Sloan Lake – Named for the 177-acre recreational Sloan’s Lake, the neighborhood of Sloan Lake sits on the western edge of the Denver city limits. The neighborhood is a largely working-class neighborhood with a combination of 1920s cottage-style homes and post-war ranch-style homes. Sloan Lake hosts Denver’s Dragon Boat Festival each summer.
  • Sunnyside – Denver’s Sunnyside neighborhood is located between Chaffee Park to the north and Highland to the south. This neighborhood, just two square miles in size, offers tree-lined streets and historic homes, many of which were built in the 1930s. Sunnyside also has easy transportation access to points all over town.

Education

The majority of northwest Denver real estate owners send their children to Denver’s Public Schools. This district, which has a current enrollment of around 82,000 students, manages 162 schools and is one of the fastest growing districts in Colorado. For higher education, Denver is home to the University of Denver, Colorado State University and Regis University.

Recreation

Denver offers a huge variety of outdoor recreational opportunities. Residents are just a short drive from world-class ski resorts, such as Vail, Arapahoe Valley and Winter Park. During the warmer months, golf enthusiasts can test their skill at a variety of area courses, many of which offer the spectacular Rocky Mountains as a backdrop. For hiking, viewing wildlife and all kinds of outdoor activities, Rocky Mountain National Park is only an hour and half drive away.

Within the city, Denver manages more than 200 city parks, a good number of which are located in northwest Denver. Northwest Denver real estate owners are near Sloan’s Lake Park, Rocky Mountain Lake Park, Inspiration Point Park and Berkeley Lake Park. Facilities include hiking and biking trails, playgrounds, picnic tables and ball fields.
